People occasionally ask me, "Are you worried that Artificial Intelligence (AI) will replace real estate agents?"
My answer is simple: AI is absolutely changing the way we work. In fact, I use it regularly. But no, I don't believe it will replace flesh-and-blood Realtors—especially here on the Outer Banks.
AI can estimate home values, analyze market trends, write listing descriptions, answer questions in seconds, and help buyers narrow their search. I even use it to create marketing materials. It's a powerful tool that makes me more efficient and frees up more time to focus on serving clients.
But buying or selling an Outer Banks home isn't like clicking "Book Now" on a vacation rental website.
The information may be available at your fingertips, but the decision itself is far more complex—and far more personal.
One of the unique aspects of our market is that many buyers and sellers live hundreds of miles away. My clients are often in Northern Virginia, Raleigh, Pennsylvania, Ohio, or somewhere else entirely. They need someone here on the ground who can be their local eyes and ears. Someone who can stop by a property after a storm, meet an inspector, check on a contractor, or simply verify that what appears online matches reality.
AI can't unlock a front door. It can't smell mildew, hear a noisy pool pump, or notice deferred maintenance hiding behind fresh paint. It doesn't know that one street may flood during a nor'easter while another stays dry. It can't tell you which rental companies consistently outperform others or why two seemingly similar homes can produce dramatically different rental income.
Those insights come from local knowledge, experience, and being present.
Real estate is ultimately a people business. Every transaction involves more than property—it involves hopes, financial goals, family dynamics, uncertainty, and sometimes emotions that can't be measured on a spreadsheet.
The agents I admire most have a great bedside manner. They know when to listen, when to mediate, when to negotiate, and when to simply let people work through an important decision without pressure.
The best Realtors won't compete with AI—they'll learn how to use it to better serve their clients.
AI is definitely smarter than I am. It can process more information in seconds than I ever could in a lifetime. But I'd like to think I'm still a little wiser.
And in the real estate business, wisdom often matters more than intelligence—especially the artificial kind.
